Prior to REAC’s establishment, real estate agency practice in Ghana was largely unregulated. This led to a range of issues that undermined buyer confidence and distorted market fairness:

Registering and Licensing Real Estate Professionals and FirmsREAC is mandated to register and license all individuals and businesses that provide real estate agency services, from property consultants to brokerage firms. Licensing is only granted once applicants meet professional, ethical and competency standards defined by the Act.

  2. Enforcing the Real Estate Agency Act (Act 1047)REAC has the authority to enforce compliance with the Act and any regulations made under it. This includes investigating complaints, imposing sanctions, and even revoking licences for misconduct or breaches of professional standards.

  3. Promoting Consumer ProtectionOne of REAC’s most important roles is safeguarding consumers in real estate transactions. Through licensing, codes of conduct, and disciplinary mechanisms, REAC helps ensure that buyers and sellers are protected from misrepresentation, fraud, and negligence.

  4. Regulating Industry PracticeREAC sets and enforces standards for real estate agency practices, including advertising, contract drafting, disclosures, and ethical behaviour. These standards help raise the overall professionalism of the sector.

  5. Educating the Public and PractitionersBeyond regulation, REAC also plays an educational role, informing both practitioners and the public about rights, obligations, and best practices in real estate transactions.

As the real estate market continues to evolve - with rising demand, growing diaspora involvement, and increasing digital platforms, REAC’s role will only become more central.
